Warrantech, an extended warrantee firm, consolidated from 75,000 square feet in five different buildings down to one 57,000 square foot lease in Bedford, Texas. The move occurred with 12 months remaining on their lease, and Glacier Commercial Realty, LP, saved the company over 25% in rent through thorough lease negotiations and proper space planning. Warrantech will see a savings of $2 million over 10 years and an improved efficiency in their operations. A well-known office furniture retailer consolidated its showroom operations on Stemmons Freeway and warehouse operations near Love Field Airport into one Dallas facility. Glacier Commercial Realty, LP, negotiated an above-market finish out allowance on top of saving the client more than $500,000 over the lease term.

When Lone Star Life Insurance was sold to Conseco Insurance Corporation, our team was hired to sell their 60,000 square foot, two-story office building on the North Dallas Tollway. Although vacant, the property sold within six months to a user for an above-market price. The team’s success was largely due to generating a competitive bid environment through extensive marketing efforts. At the time of the sale, Glacier Commercial Realty, LP, achieved the highest price obtained in the market at the time.
Harris Methodist Health Systems
When Glacier’s team was hired to represent Harris Methodist Health Systems in their search for office space in the Metroplex, the team analyzed all aspects of the marketplace. After administering a buy vs. lease analysis, among many other quantifiable studies, Glacier assisted in helping Harris buy properties for a total of 718,000 square feet in Arlington and Fort Worth, Texas. The decision was based on the economic feasibility of acquiring and renovating the properties at well below replacement costs.

In 1998, a deficit of available office properties in the burgeoning Hurst-Euless-Bedford area led our team to select a site in Bedford, Texas, for a new speculative office complex. Once the team selected the site, they interviewed several developers and capital sources to get the project under way. This project was the only spec office space built in Tarrant County at the time. It fulfilled a need to the pent-up demand that had caused several companies to begin to move to other markets because of the lack of available space. The first building at 121 Airport Centre 1 went up in 1999, and within months the Glacier Team had landed a 90,000 square-foot lease with The Associates. Phase two began in 2001 after phase one became 90% leased. The well-versed and highly anticipatory Glacier team leased 170,000 square feet in a soft or declining market.
Rosemont Building, Bedford, Texas
Our team began the leasing assignment for this vacant 83,000 square foot-single user office building. Within two months the Glacier team had a 50,000 square foot-lease signed with Aegon Insurance Company and by eight months the property was re-established as a multi-tenant building and achieved a 97% occupancy rate.
Site selection requires the ability to balance a wide number of factors against each other to determine the highest gain. These searches often take place over several states or countries. Variables are high and knowledge of laws and policies are a must. The bottom line is to find the right economic fit for the client’s goal.
Legacy Bank (Plano Bank and Trust)
A long-established banking firm determined they needed a new headquarters in North Plano, Texas. Our team worked with the chairman and CFO to determine demographics. After starting with over 50 possible sites, a group of three created the "short list." These sites were looked at for high visibility, accessibility, location and their centricity to business entities needing banking services. Ultimately, the corner of Preston Road and Legacy Boulevard, at the entrance to Legacy Park was chosen. Our team negotiated a price of $7 per square foot for the 17-acre site while nearby sites went for $12 per square foot. Our team reasoned with the sellers over the necessity for the bank to be in the area as a lure for future businesses. The reasoning was quite sound as Legacy Park is now home to over 20 Fortune 500 companies with roughly 35,000 employees. The team has since acquired acreage for five branch locations in Plano, Frisco, Carrollton and McKinney.
Apartment sites in five states
The Glacier team’s experience is vast. At one point our team conducted site selection and acquisition of apartment sites for over 5,000 units in five states for multiple companies, including Lincoln Properties. This task included 1,500 apartments in the Dallas area, acquisition of 250 acres for Park Central and 1,200 acres of multiuse land in Plano for single-family developers.
One team member is responsible the nationwide site selection for Pillowtex Corporation, a $3.2 billion pillow and bedding manufacturer. Manufacturing facilities were selected in many different cities, including Chicago, Atlanta, Connecticut, St. Louis, Oakland and Dallas.
