Site selection requires the ability to balance a wide number of factors against each other to determine the highest gain. These searches often take place over several states or countries. Variables are high and knowledge of laws and policies are a must. The bottom line is to find the right economic fit for the client’s goal.
Legacy Bank (Plano Bank and Trust)
A long-established banking firm determined they needed a new headquarters in North Plano, Texas. Our team worked with the chairman and CFO to determine demographics. After starting with over 50 possible sites, a group of three created the "short list." These sites were looked at for high visibility, accessibility, location and their centricity to business entities needing banking services. Ultimately, the corner of Preston Road and Legacy Boulevard, at the entrance to Legacy Park was chosen. Our team negotiated a price of $7 per square foot for the 17-acre site while nearby sites went for $12 per square foot. Our team reasoned with the sellers over the necessity for the bank to be in the area as a lure for future businesses. The reasoning was quite sound as Legacy Park is now home to over 20 Fortune 500 companies with roughly 35,000 employees. The team has since acquired acreage for five branch locations in Plano, Frisco, Carrollton and McKinney.
Apartment sites in five states
The Glacier team’s experience is vast. At one point our team conducted site selection and acquisition of apartment sites for over 5,000 units in five states for multiple companies, including Lincoln Properties. This task included 1,500 apartments in the Dallas area, acquisition of 250 acres for Park Central and 1,200 acres of multiuse land in Plano for single-family developers.
One team member is responsible the nationwide site selection for Pillowtex Corporation, a $3.2 billion pillow and bedding manufacturer. Manufacturing facilities were selected in many different cities, including Chicago, Atlanta, Connecticut, St. Louis, Oakland and Dallas.
